Phoenix summers make ADU construction details matter more than most contractors admit

A detached casita in Phoenix has to handle sustained heat that pushes 110 degrees for weeks at a time. That changes decisions about insulation, roofing materials, window placement, and HVAC sizing in ways that a generic ADU plan from another climate does not account for.

What you are living with

An undersized mini-split or a poorly insulated roof deck turns a guest unit or rental into a space that is uncomfortable from June through September. Tenants leave, family stops using it, and you have a structure on your property that does not do what you built it to do. A low bid that skips proper thermal detailing costs more over time than it saves up front.

What you get instead

We size mechanical systems for Phoenix summers, specify roofing and insulation that perform in sustained heat, and orient windows to limit direct west sun exposure where the lot allows. The goal is a unit someone can actually live in comfortably, not just a structure that passes inspection.

Accessory Dwelling Units Built to Code, Built to Last

An ADU adds a fully independent living space to your property. We handle design, permits, and construction as a single team, so nothing falls through the cracks between a designer and a separate builder.

01

Site and Zoning Review

Before any design work starts, we review your lot size, setbacks, utility access, and local zoning rules to confirm what you can actually build. No surprises at permit submission.

02

Custom Architectural Plans

We produce permit-ready drawings tailored to your lot and goals, whether that is a detached garage conversion, a new stand-alone structure, or an attached addition with a private entrance.

03

Full Permit Management

We submit to the building department, respond to plan-check comments, and schedule all required inspections. You do not have to chase city offices or decode permit portals.

04

Complete Structural Build

Foundation, framing, roofing, windows, and exterior finish are all completed by our licensed crews. Work is inspected at each required stage so the structure meets code from the ground up.

05

Mechanical, Electrical, and Plumbing

We rough in and finish all MEP systems, including a dedicated electrical panel, water supply, sewer tie-in, and HVAC sized for the unit. All work is permitted and inspected separately from the main house.

06

Interior Finish and Final Walkthrough

Insulation, drywall, flooring, cabinetry, fixtures, and appliances are installed and finished to match the scope we agreed on. We walk the completed unit with you before closing out the permit.

Why Homeowners Choose Bayside for Their ADU

A lot of contractors say they build ADUs. Fewer have handled the full cycle from zoning review through final inspection as a single accountable team. Here is what actually sets us apart.

01

One License, One Contract, One Point of Contact

As a licensed design-build contractor, AZ ROC 353387, we own every phase. You are not coordinating between an architect, a general contractor, and a separate permit expediter. One contract covers design through construction, and one person answers your calls.

02

We Tell You What Will Not Work Before We Start

Setback conflicts, utility capacity limits, HOA restrictions, and deed conditions can kill an ADU project mid-build. We do a thorough feasibility check upfront so you know exactly what is buildable on your lot before any money changes hands.

03

Family-Owned, Not a Volume Production Shop

We are a family-owned contractor, not a franchise turning over projects as fast as possible. The same people who sell the job manage the build. If something comes up in the field, a decision-maker is reachable the same day.

04

Permit History With Local Building Departments

We have submitted and closed ADU permits with multiple jurisdictions across the Valley. We know common plan-check sticking points before they delay your project, and we write our drawings to address them from the start.

How an ADU Project Works With Us

Four straightforward phases from first conversation to move-in ready. We set expectations at each stage so you know what is happening and what comes next.

1

Feasibility and Scope Meeting

We meet at your property, walk the lot, review setbacks and utility locations, and discuss what you want the unit to accomplish, rental income, family housing, or a home office. We leave with enough information to tell you what is buildable and give you a realistic budget range.

2

Design and Permit Submission

Our team produces the architectural and engineering drawings, coordinates with structural and MEP engineers as required, and submits a complete permit package to the building department. We track the application, respond to plan-check comments, and notify you when permits are approved.

3

Construction

Work begins with site prep and foundation and proceeds through framing, roofing, exterior finish, and all mechanical, electrical, and plumbing rough-ins. Our project manager schedules required inspections at each phase and keeps you updated on progress and timeline weekly.

4

Final Inspections and Handoff

Once interior finishes are complete, we schedule the final building inspection and any utility sign-offs. After the permit is closed, we do a full walkthrough with you, deliver all warranty documents, and make sure any punch-list items are resolved before we consider the job done.

ADU Construction in Phoenix, Arizona

Phoenix lots built out in the 1960s through 1990s often have enough rear yard to fit a detached casita, but setbacks, lot coverage limits, and the city's permitting process determine what you can actually build. We work through the Phoenix Planning and Development Department requirements so you know what is possible before design starts.

Permits & review

Phoenix allows one ADU per single-family lot under state law HB 2720. The unit must function as a self-contained dwelling, meaning a full kitchen with sink, a bathroom, a living area, and sleeping space. The city requires building permits, and plans go through standard plan review. Pre-approved floor plans exist and can shorten review time. Utility connections, setbacks, and lot coverage are the variables that most often change the scope or cost of a project.

Housing stock

Most Phoenix single-family homes sit on lots between 6,000 and 10,000 square feet. Typical rear yard dimensions leave room for a 400 to 800 square foot detached unit once setbacks are respected. Older homes sometimes have existing block walls or detached garages that factor into conversion or placement decisions. Slab-on-grade construction is standard here because the soil and climate do not require a crawl space or basement.

Areas we serve

We build ADUs across the Phoenix metro, including central Phoenix neighborhoods, Scottsdale, Mesa, Goodyear, and surrounding Valley communities. Project feasibility depends on your specific lot, zoning, and existing structures, not just geography.

Common questions

How much does it cost to build an ADU in Phoenix, Arizona?

A detached ADU in Phoenix typically runs $150 to $250 per square foot for construction, depending on finishes, site conditions, and whether utilities need to be extended from your main house. An 800 square foot casita usually lands somewhere between $130,000 and $200,000 all in. Bids below $150 per square foot for a fully permitted, detached unit with a kitchen and bath deserve a close look at what is being left out. Attached ADUs or garage conversions generally cost less because you are not starting from a bare slab.

Are ADUs legal in Phoenix, AZ?

Yes. Arizona passed HB 2720 in 2023, which requires cities including Phoenix to allow ADUs on single-family lots by right. Phoenix allows one ADU per lot. The unit must be a self-contained living space with a kitchen, bathroom, and sleeping area. Setback, height, and lot coverage rules still apply, and the unit must be permitted through the City of Phoenix Planning and Development Department. We pull all permits on every project we build.

What are the disadvantages of ADUs?

Honest answer: upfront cost is the biggest one. You are looking at six figures for a detached build, and financing options are more limited than a standard mortgage. Construction timelines in Phoenix run four to eight months from permit approval for a detached unit, so this is not a fast project. You will also need to account for increased utility costs, potential HOA conflicts if your neighborhood still has rules that predate state law, and the time it takes to manage a rental if that is your goal. None of these are reasons to avoid building one, but they are real considerations.

Is it cheaper to build an ADU or add a room addition?

A room addition attached to your existing home is almost always cheaper per square foot because you share walls and an existing roof. If you need extra space for family, an addition may make more sense. An ADU costs more but gives you a fully independent unit with its own entrance, kitchen, and utilities, which matters if you want rental income, a private space for aging parents, or the ability to sell the property later with a separate living unit on it. The right answer depends on what you actually need the space to do.

How long does it take to get an ADU permitted and built in Phoenix?

Plan on two to four months for design, plan prep, and permit review with the City of Phoenix, sometimes faster if you use a pre-approved floor plan. Construction on a detached ADU typically takes three to five months after permit approval, depending on size and site conditions. From first conversation to move-in, eight to twelve months is a realistic timeline for a ground-up detached casita in the Valley. Garage conversions and attached units can move faster.

What does Phoenix require for an ADU to be legal?

The unit must function as a self-contained dwelling, meaning it needs a kitchen with a sink, a bathroom, a living area, and a sleeping space. Only one ADU is allowed per single-family lot. The structure must meet Phoenix building codes, be built on a permitted foundation, and pass inspections. Setbacks, maximum height, and lot coverage limits apply and vary by zoning designation. If you are in an HOA, state law now limits how much an HOA can restrict ADUs, but the rules are still evolving and worth reviewing before you start.

Can I rent out my ADU in Phoenix?

Yes. Phoenix does not prohibit renting an ADU on a single-family lot, and many homeowners build them specifically for rental income. If you plan to use it as a short-term rental, check Phoenix short-term rental ordinances, which require registration and carry specific rules about noise, occupancy, and neighbor notification. Long-term rentals have fewer restrictions. Either way, make sure the unit is fully permitted before you advertise it for rent.
