Serving the Bay Area
Custom Home Builder Serving San Francisco
Bayside Home Builders handles design, permits, and construction under one contract so you get a finished home without managing three separate companies.
home builder project · San FranciscoSan Francisco Makes New Home Construction Hard. Most Builders Won't Tell You How Hard.
The lot prices are high, the permit timelines are long, and the construction costs in this city are among the steepest in the country. Builders who quote you a number based on square footage alone are leaving out the part that usually causes the biggest surprises.
What you are living with
Homeowners who go into a San Francisco new build without a clear-eyed budget end up absorbing cost overruns mid-project, watching timelines stretch from months into years, or discovering that their sloped or constrained lot requires a foundation solution that was never in the original estimate. The permit process alone can stall a project before construction starts if you are not working with someone who knows how Planning and DBI interact on new construction applications.
What you get instead
We walk you through the full cost picture before you commit, including permits, geotechnical work if the site calls for it, utility connections, and the construction itself. We tell you what the review process will likely look like for your specific parcel and neighborhood. No lowball estimate to win the job, then a different number once you are already in.
Our Recent Work
Custom Home Building, Done Right
We build new homes from the ground up, handling design, permitting, and construction under one roof. No handoffs between separate architects and builders, no finger-pointing when problems come up. One team, one contract, one point of contact from lot assessment to the day you get your keys.
Site Evaluation and Feasibility
Before you spend a dollar on plans, we walk the lot with you, review zoning setbacks, soil conditions, utility connections, and access. You get a straight answer on what can be built and what it will realistically take to get there.
Architectural Design and Drafting
Our in-house design team produces full construction drawings tailored to your lot, your program, and local building department requirements. We design for constructability, meaning the plans we draw are the plans we actually build from.
Permit Acquisition
We prepare and submit permit applications, respond to plan-check comments, and track approvals through the building department. This process takes time and we tell you honestly how long upfront, not after you have signed a contract.
Foundation and Structural Framing
We handle excavation, concrete foundation work, and wood or steel framing using licensed subcontractors we have worked with repeatedly. Every structural stage is inspected before we cover it up.
MEP Rough and Finish Installation
Mechanical, electrical, and plumbing are coordinated from the design stage so systems are sized correctly and run efficiently. Finish work, fixtures, panels, and HVAC equipment are selected with longevity and serviceability in mind.
Finish Work, Punch, and Final Inspection
Cabinetry, flooring, tile, paint, trim, and exterior finishes are all managed by our team. We do a formal punch-list walkthrough with you before we request final inspection, so sign-off reflects a home that is actually complete.
Why Homeowners Choose Bayside Home Builders
There are a lot of contractors who will take your deposit. Here is what specifically separates how we operate.
Licensed, Bonded, and Insured Through CA CSLB
We carry an active California Contractors State License Board license, general liability insurance, and workers compensation coverage. You can verify our license number before you sign anything. This is the minimum standard, and plenty of companies advertising new home construction do not meet it.
Design and Construction Under One Contract
When your architect and builder are separate companies, scope gaps and cost disputes fall on you. Because we do both, the person drawing the plans is accountable for building them on budget. Errors caught in design cost nothing to fix. Errors caught in framing cost real money.
Family-Owned, With a Track Record You Can Check
Bayside Home Builders is a family-owned company, not a franchise or a private-equity-backed operation cycling through project managers. The principals are involved in active projects. We will give you references from completed new builds and you can call them without a sales rep on the line.
We Tell You the Hard Numbers Early
Site costs, permit fees, utility connection charges, and lead times on materials are factors that inflate budgets on projects where contractors leave them out of early conversations. We put those numbers in front of you during feasibility, before you are committed, because surprises at framing stage are avoidable.

How a New Home Build Actually Works With Us
Four stages, no mystery. Here is what happens from your first call to your final walkthrough.
Step 1: Consultation and Site Review
We meet at the lot or at your current home and talk through what you want to build, what the site allows, and what the realistic timeline looks like given current permitting conditions. You leave with a clear picture of next steps, not a sales pitch.
Step 2: Design, Budgeting, and Permit Submission
Our team develops floor plans and elevations based on your program and lot constraints. We price the project from those drawings so the budget is tied to actual scope, then we submit for permits and manage the plan-check process through approval.
Step 3: Construction
Once permits are in hand, we break ground. Foundation, framing, rough MEP, insulation, drywall, and finishes proceed in sequence with required inspections at each stage. We give you a construction schedule at the start and communicate updates when conditions change.
Step 4: Punch List, Final Inspection, and Handover
We walk the completed home with you and document every item that needs attention before we request final inspection from the building department. After sign-off, we hand over your warranty documentation, as-built drawings, and equipment manuals. The project is done when you are satisfied, not when it is convenient for us to close the file.
Building New Homes in San Francisco, CA
San Francisco is one of the most complicated places in California to build a new home. Steep lots, historic neighborhoods, dense infill sites, and a multilayered permit process mean most projects take longer and cost more than homeowners expect. We work through that process every day.
Permits & review
New home construction in San Francisco goes through the Department of Building Inspection and often requires Planning Department review as well. Discretionary review, neighborhood notification, and environmental review can add months to a timeline before a single shovel breaks ground. If your site is in a historic district or near protected resources, expect additional layers. Budget time, not just money, for this phase.
Housing stock
Much of San Francisco is built out with Victorian, Edwardian, and mid-century attached homes on narrow lots. True new construction often means an infill project, a tear-down and rebuild, or building on a difficult hillside parcel. Each of those scenarios comes with its own structural, geotechnical, and utility challenges that a builder needs real Bay Area experience to navigate.
Areas we serve
We serve homeowners across San Francisco and the surrounding Bay Area, including the Peninsula and South Bay. Whether your lot is in a dense urban neighborhood, a hillside enclave, or a transitional zone near the city limits, we can assess the site and give you a straight answer on what the project will actually take.
Common questions
Is $200,000 enough to build a house in San Francisco?
No. San Francisco is one of the most expensive construction markets in the country. Hard construction costs alone typically run $400 to $700 per square foot for a custom home here, before land, design fees, permits, and utility connections. A modest 1,200 square foot home will cost $600,000 to $900,000 or more to build. Anyone quoting you $200,000 for a San Francisco build is either leaving out major costs or the project will not get finished.
Is $400,000 enough to build a house in San Francisco?
Only for a very small structure, and only if you already own the lot free and clear. At current San Francisco construction rates, $400,000 covers roughly 600 to 800 square feet of new construction if everything goes smoothly. For a standard family home, plan on $700,000 to $1.5 million or more depending on size, site conditions, and finishes. The permitting process in San Francisco also adds cost and time that surprises many first-time builders.
Is $500,000 enough to build a house in San Francisco?
It can cover a small to mid-size home on a straightforward lot, but it is tight. Around 800 to 1,000 square feet of new construction is a realistic target at $500,000 in San Francisco, using practical finishes. Hillside lots, foundation challenges, or custom architectural details push costs higher quickly. We give homeowners a detailed cost estimate before any design work begins so you know the real number up front.
Is $100,000 enough to build a house in San Francisco?
Not for a permanent residential structure in San Francisco. That budget does not cover permits, foundation, framing, mechanical systems, or a legal certificate of occupancy for a full home here. It might fund a small ADU feasibility study, early design work, or a prefab unit in some limited situations. If your budget is under $300,000, we will tell you honestly what is and is not buildable on your lot before you spend money on plans.
How long does it take to build a custom home in San Francisco?
Plan on 18 to 36 months from initial design through move-in for a typical custom home in San Francisco. Permitting through the San Francisco Department of Building Inspection alone often takes 6 to 18 months depending on project complexity, lot conditions, and whether any discretionary review is triggered. Construction itself generally runs 10 to 18 months after permits are issued. We walk you through the realistic timeline for your specific address before you commit.
What does Bayside Home Builders handle, and what do homeowners have to manage themselves?
We carry the project from design and engineering through permit submission, construction, and final inspections. You work with one point of contact, not a separate architect, general contractor, and permit expediter. You make decisions on design, materials, and budget. We manage the subcontractors, the city, and the schedule. We work across San Francisco and the broader Bay Area and have built relationships with the agencies and trades that keep projects moving.
What should I ask a San Francisco home builder before signing a contract?
Ask for a fixed-scope contract or a clearly defined cost-plus structure with a cap. Ask who pulls the permits and whose license is on the building. Ask for a list of completed projects in San Francisco specifically, because building codes, soil conditions, and permit processes here are different from suburban Bay Area cities. Ask what happens if permit timelines slip. And ask for a written schedule with milestones. If a builder cannot answer those questions clearly, keep looking.
