home builder project · Palo AltoPalo Alto Lots Don't Leave Much Room for Error
Building a new home in Palo Alto means working within tight FAR limits, strict setback rules, and a city review process that rewards projects with a complete, well-coordinated set of plans. Underprepared builders get sent back for revisions, which costs you months and money.
What you are living with
A lot of homeowners in Palo Alto end up with a home that used only a fraction of the allowable square footage because their contractor didn't plan the massing carefully from the start. Or they hit a protected oak tree during demo and have to redesign the foundation. Or they get to the Architectural Review Board with incomplete drawings and face a continuance. These aren't rare situations. They're what happens when the design and construction aren't coordinated before permits are pulled.
What you get instead
We approach Palo Alto projects as a design-build team from day one. That means the site constraints, FAR calculations, setback requirements, and tree impacts are factored into the design before it goes to the city, not discovered during plan check. You get a realistic schedule, a realistic budget, and a set of drawings that reflects what the city will actually approve.
Our Recent Work
Custom Home Building, Done Right
We build new homes from the ground up, handling design, permitting, and construction under one roof. No handoffs between separate architects and builders, no finger-pointing when problems come up. One team, one contract, one point of contact from lot assessment to the day you get your keys.
Site Evaluation and Feasibility
Before you spend a dollar on plans, we walk the lot with you, review zoning setbacks, soil conditions, utility connections, and access. You get a straight answer on what can be built and what it will realistically take to get there.
Architectural Design and Drafting
Our in-house design team produces full construction drawings tailored to your lot, your program, and local building department requirements. We design for constructability, meaning the plans we draw are the plans we actually build from.
Permit Acquisition
We prepare and submit permit applications, respond to plan-check comments, and track approvals through the building department. This process takes time and we tell you honestly how long upfront, not after you have signed a contract.
Foundation and Structural Framing
We handle excavation, concrete foundation work, and wood or steel framing using licensed subcontractors we have worked with repeatedly. Every structural stage is inspected before we cover it up.
MEP Rough and Finish Installation
Mechanical, electrical, and plumbing are coordinated from the design stage so systems are sized correctly and run efficiently. Finish work, fixtures, panels, and HVAC equipment are selected with longevity and serviceability in mind.
Finish Work, Punch, and Final Inspection
Cabinetry, flooring, tile, paint, trim, and exterior finishes are all managed by our team. We do a formal punch-list walkthrough with you before we request final inspection, so sign-off reflects a home that is actually complete.
Why Homeowners Choose Bayside Home Builders
There are a lot of contractors who will take your deposit. Here is what specifically separates how we operate.
Licensed, Bonded, and Insured Through CA CSLB
We carry an active California Contractors State License Board license, general liability insurance, and workers compensation coverage. You can verify our license number before you sign anything. This is the minimum standard, and plenty of companies advertising new home construction do not meet it.
Design and Construction Under One Contract
When your architect and builder are separate companies, scope gaps and cost disputes fall on you. Because we do both, the person drawing the plans is accountable for building them on budget. Errors caught in design cost nothing to fix. Errors caught in framing cost real money.
Family-Owned, With a Track Record You Can Check
Bayside Home Builders is a family-owned company, not a franchise or a private-equity-backed operation cycling through project managers. The principals are involved in active projects. We will give you references from completed new builds and you can call them without a sales rep on the line.
We Tell You the Hard Numbers Early
Site costs, permit fees, utility connection charges, and lead times on materials are factors that inflate budgets on projects where contractors leave them out of early conversations. We put those numbers in front of you during feasibility, before you are committed, because surprises at framing stage are avoidable.

How a New Home Build Actually Works With Us
Four stages, no mystery. Here is what happens from your first call to your final walkthrough.
Step 1: Consultation and Site Review
We meet at the lot or at your current home and talk through what you want to build, what the site allows, and what the realistic timeline looks like given current permitting conditions. You leave with a clear picture of next steps, not a sales pitch.
Step 2: Design, Budgeting, and Permit Submission
Our team develops floor plans and elevations based on your program and lot constraints. We price the project from those drawings so the budget is tied to actual scope, then we submit for permits and manage the plan-check process through approval.
Step 3: Construction
Once permits are in hand, we break ground. Foundation, framing, rough MEP, insulation, drywall, and finishes proceed in sequence with required inspections at each stage. We give you a construction schedule at the start and communicate updates when conditions change.
Step 4: Punch List, Final Inspection, and Handover
We walk the completed home with you and document every item that needs attention before we request final inspection from the building department. After sign-off, we hand over your warranty documentation, as-built drawings, and equipment manuals. The project is done when you are satisfied, not when it is convenient for us to close the file.
Building New Homes in Palo Alto
Palo Alto sits in one of the most regulated and expensive construction markets in the country. Lots are small, neighbors are close, and the city's planning and building departments have specific requirements around FAR, setbacks, tree preservation, and design review that can add months to a project before a single shovel goes in the ground. We serve Palo Alto homeowners navigating new construction, tear-downs, and major rebuilds on infill lots.
Permits & review
New home construction in Palo Alto typically requires Architectural Review Board approval for projects that exceed certain size thresholds or involve demolition of existing structures. The city enforces Floor Area Ratio limits that vary by zoning district, and protected trees on or near the property can require a separate arborist review and mitigation plan. Budget six to twelve months for entitlements on a custom home before construction starts, sometimes longer for projects near historic resources or in sensitive neighborhoods.
Housing stock
Most of Palo Alto's residential neighborhoods were built in the 1940s through 1970s on modest lots. Many homeowners today are replacing older ranch-style homes or small bungalows with larger custom homes that maximize allowable square footage. The city limits lot coverage and building height carefully, so design decisions made early, around setbacks, second-story massing, and garage placement, determine how much usable space you actually end up with.
Areas we serve
We serve homeowners across Palo Alto and the surrounding Peninsula, including Menlo Park, Los Altos, Mountain View, and Sunnyvale. Each city has its own permit timeline and design standards, and we work with all of them regularly.
Common questions
How much does it cost to build a 2,000 sq ft house in Palo Alto?
In Palo Alto today, expect $600 to $900 per square foot for a ground-up custom home, putting a 2,000 sq ft house in the $1.2 million to $1.8 million range for construction alone. That does not include the lot, soft costs like architecture and engineering, or City of Palo Alto permit fees, which can run $50,000 to $100,000 or more depending on scope. Palo Alto is one of the more expensive permitting jurisdictions in Santa Clara County, and that needs to be in your budget from day one.
Is $400,000 or $500,000 enough to build a house in Palo Alto?
Not for a full new home in Palo Alto. At current Bay Area construction costs, $400,000 to $500,000 might cover a modest ADU or a significant addition, but it falls well short of what a ground-up single-family home requires here. If that is your total budget, an ADU or a focused remodel is likely the more realistic path, and we can walk you through what is actually achievable at that number.
Is $200,000 enough to build a house in Palo Alto?
No. $200,000 does not cover a new home anywhere in the Bay Area at current labor and material costs. In Palo Alto specifically, that budget would not cover permits and engineering for most new home projects. It may be enough to start planning a smaller ADU or a targeted renovation. We are straightforward about this because starting a project with an unrealistic budget wastes your time and ours.
How long does it take to build a custom home in Palo Alto?
Plan for 18 to 30 months from design start to certificate of occupancy on a typical custom home in Palo Alto. The City of Palo Alto has thorough plan review requirements, and design review or Architectural Review Board approval can add several months for projects in certain neighborhoods or above certain FAR thresholds. Getting your design and engineering complete and accurate before submitting is the single biggest factor in keeping that timeline closer to 18 months than 30.
What should I know about building on a Palo Alto lot before I start?
Palo Alto has strict FAR limits, setback requirements, and in some areas, tree preservation and design review rules that directly control how much you can build and what it can look like. If you are buying a lot to build on, or planning a tear-down, verify the allowable square footage, any existing easements, and whether the lot is in a special overlay district before you close. We can review a lot with you before you commit to a purchase.
What is the difference between a custom home builder and a general contractor in Palo Alto?
A general contractor builds what an architect hands them. A custom home builder like Bayside works with you through design, coordinates the architect and engineers, manages the permit process, and then builds the home. That single-point-of-responsibility approach matters in a city like Palo Alto where design decisions and permit strategy are deeply connected. Gaps between the design team and the builder are where projects slow down and costs grow.
Do you handle ADUs and additions in addition to full custom homes in Palo Alto?
Yes. We build detached ADUs, attached ADUs, second-story additions, and full tear-down replacements in Palo Alto and across the Peninsula. Palo Alto has relatively clear ADU rules compared to some cities, and a detached ADU is often a practical way to add significant square footage and value without triggering the full design review process required for larger new homes.
